Our ongoing management fee is 7.7% of weekly rent, Inc GST. That covers the day-to-day management of your property, rent collection, arrears management, maintenance coordination, lease renewals, entry and exit reports, routine inspections (three per year, all in-house), monthly statements, end-of-year financial summary, 24/7 owner portal access, one-to-one consultation, and QCAT attendance and representation if it’s ever needed.   We don’t charge separately for any of those services. The 7.7% is the management fee, full stop.

The letting fee is 1 week's rent plus GST. It’s charged once when we successfully place a new tenant, and it covers everything involved in finding them: open homes and inspections, tenant screening and reference checks, lease preparation, and bond lodgement with the RTA. ​ You don’t pay it again during the same lease term. It’s only triggered when a new tenancy begins.

Yes. Advertising is charged separately. We list your property on realestate.com.au and our other portal network.

A small administration/technology monthly fee of $5.50. Additionally, two more things to be aware of that sit outside our management fee: ​ QCAT application fee. If a tenancy dispute ever goes to tribunal, QCAT charges its own government application fee. That’s set by the Tribunal and changes periodically; it’s not our fee, and we have no control over it. Our attendance and representation at QCAT is included in your management fee at no extra charge. ​ Smoke alarm compliance. Annual smoke alarm servicing is a legislative requirement and is carried out by a third-party provider. The cost is passed through to you as per their quote. Beyond that, we walk you through the full management agreement before you sign so there are no surprises. We’re always happy to answer questions; just ask us.

No lock-in contracts. We believe if we’re doing our job well, you’ll want to stay. We shouldn’t need a contract to keep you. You’re free to leave with notice as set out in the management agreement.
